In Arizona, we have what is called the "Due Diligence" period, which lasts ten calendar days and affords the home buyer ample time to conduct home inspections, including structural, roof, termite, swimming pool (if applicable) as well as learn about the surrounding area's and any items that may be of concern. During this ten day period, they are 100% protected and should they opt not to move forward with the purchase, as long as its in the 10 day window, they can cancel, retrieve their Earnest Deposit and find another home
