013: Networking & Noteworthy

Coming to you from San Diego, Chase and Robby have met up on the West Coast for a bit of networking, business development, and fun.

Starting with a quick recap on a deal that didn’t pan out, but want to highlight the communication that went on between Robby and the selling broker. Communication is key in the industry, as well as transparency.

Building on an existing relationship with Joe DeSilva at RSI, the discussion comes down to changes in the marketplace.

Remember you vote every day with your dollars. If you aren’t happy with the service, transparency, and communication, know that it is up to others to adapt or die if you stop voting for them with your dollars. 

Though the Note Investors Summit was missed, it is certain there will be an appearance at NoteWorthy East coming up April 10-13 at the Hilton Newark at Penn Station. Tickets are available here: NoteWorthy East

There will be a live note auction the last day of the event. It is a pretty exciting thing to have deals available in this capacity for investors to bid on that day.

Ohio Foreclosures:

Lenders are not able to recoup legal fees in the deficiency judgment following a foreclosure. The burden of legal fees is upon the party that wins! If you don’t FC and the loan starts to re-perform, then you are able to add your legal fees onto the loan.

A review of Performance Anxiety by Gordon Moss: The main focus of the book, though covering non-performing loans, is on 2nd position liens. 

After reading the book it is pretty clear that the strategy for 2nd position liens requires a large amount of borrower interaction, something Robby isn’t a fan of, though he is well aware of the value.

Chase highlights their value as a cash flow investment that would be ideal to layer into your portfolio as well as discussing some borrower myths of a 2nd lien holder’s ability to foreclose.

Turning Pro by Steven Pressfield: A quick read, and a great eye opener for how you are running your business, are you acting like a Pro, or do you let Amateur habits get in your way?
