The first inspections of short term rentals under Greece's new operating standards are underway. Here's how it works:

➡️ 1,500 properties selected by the tax authority for the first round
➡️ Owners get electronic notice, with at least 10 days to submit their full compliance file
➡️ The file: planning docs, liability insurance, electrical certificate, smoke detectors, extinguishers, emergency lighting, pest control cert, first aid kit, AC in bedrooms
➡️ Clean paperwork = inspection closes at the desk. Gaps = inspectors visit the property
➡️ Fines reportedly start at €5,000 and climb for repeat breaches

The detail catching owners off guard: some are being asked for purchase receipts for equipment installed years ago.

Greece wrote these rules in 2025. The lesson for every market watching, including the UK and Ireland with registers on the way, is that the rules are the easy part. Enforcement runs on documents.
