174: Getting homes for less than list price

For several years we went through a stretch where real estate buyers had basically no choice but to offer at or above the price that a home was listed for, with demand at all time highs and supply at all time lows. But as the market has softened, sellers are more frequently having to accept offers below list price or with seller concessions. I frequently get asked by buyer clients, "How low can I go?" when wanting to make an offer on a property. That's a tricky question to answer, but we have some data from the past six months that give us an indication of what type of discounts sellers are offering these days and when buyers can expect to have an opportunity to get them.
