Welcome to Nominations Podcast, where we chat with our nominee, Clint Garner, principal broker and co-owner of Ameritrue Real Estate Management. Originally from Idaho, Clint entered the real estate world in 2006. The housing crash in 2008 encouraged Clint to expand his work, and his business grew from real estate to property management and development.

Recently, development has been Clint’s main focus. He is currently working on a 250-unit development in Spanish Fork. But he is always looking for ways to expand his business. Profit margins are especially slim in property management, and Clint believes the best way to make the effort worthwhile is to keep expanding.

Property development can be an expensive and risky endeavor, so Clint first recommends newcomers save their money before jumping in. It’s easy to spend too much money without knowing if a project is going to come to fruition, so it’s best to set aside enough money to see it to the end.

More specifically, Clint recommends finding a good civil engineer. Civil engineers, outside of the city’s requirements, will be the first to tell you if a project is feasible or not. A good engineer is the lifeblood of a project, according to Clint. They're invaluable assets to have overlooking your development plans to make sure it sails smoothly.
