Here are a few of the more common, but important conditions you should consider including in your offer...

Financing - This is an absolute must, as not having secured the money to finalize the sale will lead to the offer collapsing, and the loss of your deposit.

A Home Inspection - Unless you are buying a tear down, this clause should be added to ensure the house is safe, and that you aren’t stuck with expensive repairs once you get the keys.

Any Fixtures and Appliances - Don’t rely on a verbal agreement or assume anything. If you want the stove or dishwasher, specify it in the contract.
