In this Conveyancing Matters chat, Stu and Lorraine talk about an issue which conveyancers regularly mention on social media – pre-contract enquiries!
The ridiculous enquiries that conveyancers ask (hopefully at the request of their clients!) have featured in our recent posts – whether about ghosts, lizards or autographs! And conveyancing colleagues have been generous enough to share their experiences (buyer taking their £80 fence, anyone??).
But in this chat, Stu and Lorraine consider some of the more serious issues such as: when is the best time to raise enquiries, what does the Protocol say
and how should we deal with poor replies?
Raising enquiries is not an excuse to delay a transaction for an overstretched practitioner; they are an essential part of the due diligence on every purchase.
Raising relevant, sensible enquiries is key to a successful purchase – whether to ensure that the client knows what they are buying or to ensure that the conveyancing firm does not face a negligence claim when their client decides to sell.
What do you think - when is the best time to raise enquiries for a buyer client on a conveyancing purchase?
Remember, this is just a chat and our opinions, not advice!
