Don't get screwed over by your contractor - pay by work completed, you can purchase the materials for them if that is a hindrance for them getting started. Also make sure that they provide a timeline, you can have them sign a contract saying that they loose x-amount of dollars for everyday that the go past the completion date. Don't get taken for a ride by your contractor, I can't say it enough.
