I've been around for 50 years doing this business, and I have never, ever seen a marketplace where inventory's so tight. For sellers out there, what a great time to sell. But this is for agents. Don't be afraid to take an overpriced listing right now. And further, don't even be afraid to call all of your clients and say, “if you could get a stupid price for your property, what would that price be” and put it on the market. So many agents are so stuck on having the listings of where they think the value is that they sometimes walk away from listings. What happens ultimately? Their competitor gets the listing. It doesn't sell. They get a price reduction and it sells. I have a saying, you can't reduce another agent's listing. List it, work it hard, if you can't sell it, you can always drop the price.
