Buying a property Subject To the existing debt is pretty straight forward but so many Wholesalers do it the wrong way. There are 2 scenarios in which you should use Subject To’s

  1. When a Seller is behind on mortgage payments.
  • When a Seller has little to no equity.
  • And when you should not use Subject To’s

    1. When wholesaling a property. Because, both you the Wholesaler, and the Seller has NO recourse to taking the property back in the event that the Buyer defaults on payments. 
  • When you will be holding the property long term, 3 years or more.
  • The best ways to use Subject To’s

    1. When you are Flipping the property and plan to sell it in the 6-18 months.
  • When you are planning to hold the property as a short term rental in which you will be refinancing, or selling the property in the next 1-3 years.
