But there is another exit strategy that works very well for this scenario and that is wholesaling it to an Owner Occupant or selling on Owner Finance. You can collect a wholesale fee up front or stay in the middle for a number of years for cash flow with a big payday on the back end when your Owner Occupant buys the property.
