Today is Episode 9—the most practical episode in this series.

The documents you'll actually need.

Here's the key point.

There isn't one standard document checklist for every title deed change.

Most applications require a common set of documents, with additional paperwork depending on the type of change.

For almost every application, you'll usually need:

• Valid Emirates ID and passport for individual owners. • Company documents and authorised signatory proof for company-owned property. • The current title deed. • Payment of the applicable Dubai Land Department fees. • A valid Power of Attorney if someone is acting on your behalf.

From there, the requirements depend on your situation.

Replacing a lost or damaged title deed? You'll need evidence of the loss or surrender the damaged deed.

Correcting an error? You'll need documents proving the correct owner or property information—not simply pointing out that something is wrong.

Updating your name? You'll need documents linking your previous name to your new one, such as a marriage certificate or legal name change documents. Foreign-issued documents usually require legalisation before they can be accepted in the UAE.

Adding or removing an owner? Identification for everyone involved is required, together with supporting documents depending on whether the ownership share is being gifted or sold.

Removing a mortgage? You'll also need the bank's mortgage release documents before the title deed can be updated.

One of the most common reasons applications are delayed or rejected isn't the transaction itself—it's incomplete or inconsistent documentation.

A missing document, mismatched information, an incorrectly legalised foreign document, or an unsuitable Power of Attorney can all result in delays and repeat submissions.
