THE SDA HOUSING PODCAST

EPISODE 318 - SDA Unlocked: Mackay, QLD

Listen Later

In this episode, Debbie dives into the oversupply of Specialist Disability Accommodation (SDA) in Mackay, Queensland. Initial data hinted at an imbalance, but deeper analysis reveals a 132% oversupply, with over 100 excess places. The episode serves as a critical warning for investors and providers eyeing projects in the area.

Key Insights:

  • Geography & Demand: Mackay (within the Mackay-Isaac-Whitsunday SA4) houses 75% of NDIS participants and up to 90% of SDA participants in its SA3 subregion, enabling us to attribute the majority of the SA4 data to the SA3. Current enrolments show 63 dwellings (125 places) for just 76 active participants—with 33 funded participants still unplaced, suggesting mismatched stock.
  • Pipeline Problems: Even after excluding older projects, 90–95 new places are underway, worsening the glut. Vacancies are high, with 50 listed vacancies on Housing Hub alone.
  • Design Imbalance: Robust-design dwellings are disproportionately oversupplied (15% of stock vs. ~5% demand), while High Physical Support (HPS) dominates. Some providers may have chased "cheap land" without verifying demand.

Takeaway: Mackay’s SDA market is a cautionary tale. With council delays compounding risks, due diligence is essential to avoid unsustainable investments.
