Who is Steven?

  • Steven Libman is one of the Managing Partners of Integrity Holdings Group. Prior to Integrity, Steven began as a Realtor, and then flipped almost 1,000 properties in the residential real estate space. After getting burnt out in a very transactional, highly taxed business model, IHG moved into the multifamily and self-storage space to create passive, tax-advantaged income for themselves and their investors. Steven has contributed and been recognized by a number of different industry publications including Forbes, and the Top 100 in Real Estate. IHG also runs a donor-advised fund where it carves out a percentage of company income to create passive income for nonprofits around the world.
  • He focuses on spending time with his wife Grace and 3 kids, volunteering at his local church, playing golf, and tennis.

Strategy & Investment focus:

  • From Rich Dad, Poor Dad - identify where you are in the cashflow quadrant.
  • Is hard-lending or private lending better than residential, commercial, government loans?
  • Why Forbes calls self-storage, the resistant, the recession-resistant asset class.
  • What is the minimum amount of time to rent a storage unit (without paying)?
  • If you’re after time-freedom as an investor? Go after limited partnership.
  • How do you know if you’re an accredited or sophisticated investor? Which is better?

Quotes:

  •  I think in the real estate space, there are a lot of people looking to make money - and maybe not always doing it the right way. We didn't put that on our business cards so that everybody else knew, but we know integrity is important. It was really a reminder for ourselves of who we work for and what core values we require ourselves to be held to, and then one day we'll be judged for that.

Investor Q&A Round:

Q: Who do you admire?

A:  Based on our Christian roots, I admire the disciples that followed Jesus around. Every single one of them tried to keep and obey the commandments even if they got martyred for it. They never want to change their mind about it. And to me, there's just not a better representation of consistency and character.

Another is Alex Hormozi of Gym Launch, he’s an absolute beast.

Q: Where would you go if you had a time machine?

A: Like the 40s and 50s, when my father-in-law was a child. I want to understand the mentality of the greatest generation, despite being in the depression era.

Q: What's the meaning of life?

A: So I think to love God and keep his commandments. And that goes to how we treat people, that goes to how we treat our family. There's no shortage of need in the world.

Part of what our business does is called ‘investing with purpose’. We have a donor-advised fund where we carve out a percentage of all the dollars that come through our business for nonprofits around the world.
