For the last couple of weeks I have been analyzing a 8 unit apartment complex near my home. I have run the number backwards and forwards. I have studied the market and visited the property repeatedly. Although I can turn this property that is currently at a 50% rental rate into a great income property and I can great favorable terms from the sellers I'm still going to pass on it. Why? Time.. I don't have the time and energy to put into it right now..After much deliberation I just can't drop my current time obligations to turn this property around..
Oh well, there will be others..
