Equity or Cashflow? Which would you rather have right off the bat for your deal?

Cash flow makes you rich, but equity makes you wealthy. Here's the deal though... equity is worthless if you have no way to transform it into a source of cash flow. It's essentially the chicken and the egg scenario, which one comes first? Can you have a source of cash flow without first having the equity to build that source?
