🏘️On the affordable housing front, recent legislative wins under the Affordable Housing Credit Improvement Act are poised to finance more than 1.2 million homes over the next decade thanks to a permanent LIHTC increase and a major bond threshold reduction. HUD is also investing $173 million in tribal housing grants through IHBG and ICDBG programs to support underserved communities.

💼In new markets credits, Maine just expanded its state NMTC program with an additional $250 million in allocation while requiring local CDEs to keep the capital circulating within the state and amplifying community-level economic impact.

📉Still, despite this momentum, broader housing market challenges remain. Goldman Sachs projects housing will be the weakest part of the U.S. economy through year-end as tight inventory and high prices continue to drag on recovery.
