Thinking about becoming a landlord or ready to grow the rental portfolio you already have? In Tenants Gone Wild, Frederick Ward shares the real experiences, decisions, and lessons that come with owning and managing rental property, from choosing tenants and protecting your investment to thinking beyond one house and building a portfolio designed for long term wealth.
And if you’re looking for ways to acquire more properties without depending solely on traditional bank financing, Frederick is writing Buy the House, Keep the Loan, a book focused on creative financing and strategies for growing a real estate portfolio. The goal isn’t simply to own another house. It’s to understand how to use financing, equity, and strategy to create more opportunities for your next acquisition.

EPISODE 4 | FREDERICK WARD PODCAST
My Tenant Stayed 19 Days Past Her Lease… Then Asked Me for Mercy!
What would YOU do if your tenant stayed in your rental property for 19 days after their lease ended and then asked you to waive the remaining rent?
In this episode of the Frederick Ward Podcast, I'm sharing a real conversation between me and one of my former tenants.
Her lease ended, but she remained in my property for an additional 19 days. According to our lease, the holdover rate was $150 per day, bringing the total to $2,850.
Her security deposit was $2,600, leaving an additional $250 balance.
That's when things got interesting!
During our conversation, she explained why she felt I should make an exception and waive the remaining $250. She also shared concerns about maintenance issues she says she experienced while living in the property.
From my perspective as a landlord and real estate investor, those additional 19 days affected my plans for the property.
Eventually, she asked me to show her some mercy.
Now I want to hear from YOU!
Was I wrong for expecting the additional $250?
Should I have waived the remaining balance?
Should tenants be responsible for the holdover terms in their lease?
Or should landlords make exceptions when tenants are experiencing financial difficulties?
Whether you're a landlord, tenant, real estate investor, or someone considering purchasing your first rental property, this is a conversation worth having.
Listen to the entire episode and share your perspective.

Episode 3 of the Frederick Ward Podcast. If you’re starting a business, thinking about starting one, or you’ve been trying to figure everything out on your own, this episode is for you.
A lot of people are consuming information every day — watching videos, saving posts, buying courses, and following different business creators — but they still don’t know what to actually do next.
In this episode of the Frederick Ward Podcast, I talk about why your business foundation has to come first.
Before you start spending money on ads, generating leads, or trying to scale, you need to understand where those leads are going, how you’re following up with them, what systems you’re using, and what your overall business structure looks like.
We also talk about something every entrepreneur eventually has to understand:
Business is pay to play.
Building and operating a real business costs money. Marketing costs money. Software costs money. Advertising costs money. Education and mentorship can cost money. Partnerships may involve commissions and revenue sharing.
The goal isn’t to avoid spending money. The goal is to understand how to spend money in ways that help your business grow.
