I remember some unexpected issues in many inspections, sometimes the sellers didn't suspect problems, some knew about them and didn't disclose them. We successfully negotiated through all of the points, found resolves and agreed on seller paid repairs. Common ground is always the goal, what is reasonable for both seller and buyer. Finding a sane, thorough and knowledgeable inspector is one of the answers.
