Housing prices have moved up strongly over the past year and a half or so to fully recover (and then some) the lost ground from the 2008 housing crisis. The pandemic has created abrupt changes to the housing market dynamics – likely in ways we have only begun to understand. But rising interest rates and a haunting memory from that not-so-distant crash lurk in the shadows.
