The online price valuations of the 10 most expensive properties for sale in Illinois didn’t even come close to matching their actual listed prices. I’ve seen the results, and I’m not that surprised. A few statistics were shocking to me, though. Of the 10 properties combined, the average online valuation price came in at just 39.8% of their actual price. For 8 out of the 10 properties, the online valuation price was 43% or less than the asking price. Only 1 out of the 10 properties had an online valuation that was higher than its asking price. Based on my years of experience, I had a feeling these properties would be undervalued on some of these sites, but I was shocked at where these statistics came in. If you have a home in the $300,000 to $500,000 or $700,000 to $900,000 price points, these online valuation websites are all over the board. If you want an accurate valuation done on your home, I recommend you get a pre-appraisal. There are 2 types of appraisals you can have done on your property. 1 is a bank appraisal, which is for a purchase or a refinance, and the other is a private appraisal, where you as the homeowner invest in an appraisal yourself. “ I recommend you get an appraisal up front when selling your home. ” No matter what price point you’re in—unless you’re in a cookie-cutter neighborhood with a lot of comparable properties—I recommend you get an appraisal up front when selling your home.
