So, how many leads does your coworking space need to make a sale?
It depends on the size of your coworking space because the bigger it is, the more leads you need and the lower the conversion rate.
You probably need fewer leads than you think.
When you work out what that figure is, you can ask, how many leads I need to generate in my business each week to make sales?
I would argue very strongly that most people's minds are made up by the time they get in the building because the buyer journey happens online.
They'll decide by the end of their tour with you if they have any plans to commit.
They can self-select.
Making sales is pretty straightforward.
It's the lead generation you need to work on.
I remember when we ran our freelancer group in our coworking space in Euston.
We were all sitting around the table sweating about sales and marketing and how to get customers.
We went around the table and asked how many customers we could handle once.
For most of us—we were all single-person businesses—we only needed around four customers at a time.
However, we stressed needing as many customers as Trello or Coca-Cola to survive.
So, how many leads do you need for your coworking business or community to run at capacity?
It is less than you think.
How many seats do you have?
How many seats are making money this week?
How many seats are free?
Check this each week at the same time.
