Alissa Childs is back, and this time we're talking about what we've been building together at IFD Lending, our in-house mortgage broking business made for doctors. After 12 months of working with doctors from the group week in and week out, Alissa explains why medical lending is in its own category, and why so many branch lenders get it wrong.
Doctors rarely have one simple payslip. A locum here, VMO work there, 0.8 in a hospital and ABN income turning over six figures a quarter, all sitting in one application. We get into how banks look at PAYG, ABN and VMO income differently, the medico lending teams that even some bank staff don't know about, how to borrow before your new income hits a tax return, and why short term ABN income is the hardest deal to get over the line.
Then we get to the part that could save you thousands. Alissa walks through Beat Your Rates, where IFD Lending goes to your current bank and asks for a lower rate on your behalf, why every loan they write gets repriced every six months, the SMSF and commercial loans that quietly creep up in the background, and the client who spent 20 years paying 9% on $2.5 million before moving to 6% and saving $3,000 to $4,000 a month.
If you haven't looked at your rate in a while, this is your reminder. Five basis points on a $2 million loan adds up fast.

This is part two of our conversation with Grace Mathew, Managing Director of WeThink Group. If you haven't watched part one yet, start there, we cover what a family office actually is and why succession planning fails even at the billion dollar level.
In this episode, we get practical. Grace breaks down how family offices are actually reacting to the recent tax changes, why concentrating your investments in what you genuinely understand can beat blind diversification, and why doctors have a real, unfair advantage when investing alongside their own profession. We get into real numbers from inside the family office deal flow, including a fund that returned 70% in a single year, and why Australia's legal definition of a sophisticated investor has almost nothing to do with actual sophistication.
Most importantly, Grace shares her honest advice on how doctors and their families can start borrowing these exact strategies, no matter their net worth. That means having the money conversation before you think you need to, understanding why family disputes are one of the biggest decimators of generational wealth, and avoiding the one mistake almost every family makes when passing money down.

In this episode of Investing for Doctors, Dr Bi sits down with Grace Mathew, Managing Director of WeThink Group, to unpack what family offices actually do differently and why succession planning fails even at the billion dollar level. Grace spent years running investment strategy inside a single family office linked to the family behind Coca Cola, before going independent to advise family offices, funds and ultra high net worth families around the world.
We cover what a family office actually is, how it differs from simply having a lot of money, why less than a third of family offices managing over $1 billion have a proper succession plan, and why the biggest wealth transfer in human history is about to land on a generation that was never taught how to manage it. We also break down single versus multi family offices, what it actually costs to set one up or join one, and why family office structure is just as much about protecting wealth as it is about growing it.
This is part one of a two part conversation. In part two, Grace and Dr Bi get practical, how doctors can start borrowing these exact strategies no matter their net worth.

In this episode of Investing for Doctors, Dr. Bi sits down with Alissa Childs, principal at Two Birds One Loan and IFD Lending, to unpack what has actually changed in the lending and property landscape since the 2026 Federal Budget. After 20+ years in finance, Alissa says this is the most significant shift she's seen in the industry, and the numbers back her up: one doctor's approved purchase price dropped from $1.2 million to $850,000 once negative gearing was stripped out of the servicing calculators.
We break down the real difference between negative gearing before and after the Budget, why established properties are now treated completely differently to new builds, and what's happened to borrowing capacity for anyone buying today. We also cover the surprise ban on SMSFs purchasing residential property, why trust and company structures remain the one area still largely untouched, and what's actually happening in the market right now, from auctions with zero bidders to banks quietly repricing loans to hold onto clients.
This episode is a clear, numbers-driven analysis of what has changed, who it hits hardest, and what doctors should be doing about it right now.

Investing for Doctors is back for season two, and we're starting off by jumping straight into the 12 May 2026 Federal Budget, which rewrote the rules on capital gains tax, negative gearing and trust structures. In this solo episode, Dr. Bi breaks down exactly what's now law as of 1 September 2026, and what's still just proposed.
The headline changes: the 50% CGT discount is gone from 1 July 2027, replaced with CPI indexation and a new 30% minimum tax, which means every long term asset needs a valuation before that date. Negative gearing on established property is being quarantined to rental income only, new builds are exempt, and SMSFs are now banned from borrowing to buy residential property.
Still to come: a proposed 30% minimum tax on discretionary trusts and a three year restructuring window. Dr. Bi closes with his read on inflation, interest rates, and why the smart move is to rethink your structure, not stop investing.
If you hold property, run a trust, or invest through an SMSF, this one's for you.

What does it take to build a health tech investment portfolio with zero failures across 32 companies? In this episode, we sit down with Dr Amandeep Hansra and Dr Bi Mian, the two clinicians behind Medical Angels, Australia's largest clinician syndicate, now transitioning into a formal $40 million fund.
We hear how it all started from a Facebook group, why traditional VCs have historically struggled to invest in health tech, and what clinician-led investing actually looks like in practice. We also unpack how doctors can get involved as LPs, what the ESVCLP tax structure means for them, and why the founders believe that being on the clinical frontline is their single greatest investment edge.
If you're a doctor who's ever wondered what it looks like to back the future of healthcare, rather than just work inside it, this conversation is for you.

In this episode of Investing for Doctors, Dr Bi breaks down the most significant overhaul of trust taxation in Australian history. The 2026 Federal Budget has fundamentally changed the rules for anyone running a discretionary trust, and if you have a family trust, a bucket company, or a testamentary trust in your estate plan, this episode is essential listening.
We unpack the new 30% minimum tax on discretionary trust income, why the bucket company strategy is now dead, what happens to the CGT discount inside a trust, and the critical traps buried in the testamentary trust carve-outs that most people have completely missed. Most importantly, we walk through the three-year restructuring window, what rollover relief actually means in practice, and why you need to start planning now rather than waiting for the legislation to be finalised.
This episode is a clear, numbers-driven analysis of what has changed, who it affects, and what you should be doing about it today.

In this episode of Investing for Doctors, Dr. Bi cuts through the political noise to explain exactly what changed in the 2026 Federal Budget and what it means for your financial future as a property investor. We unpack the end of the 50% capital gains tax discount, the move to cost-based indexation, the new 30% minimum tax on gains, and what the restriction of negative gearing on established properties really means in practice.
We explore who these changes affect, what has been grandfathered, why new builds are now the preferred vehicle for property investors, and how company structures may become the new default for serious investors. Most importantly, we run the actual numbers to show whether these changes are as damaging as the headlines suggest.

Financial advice shouldn't be a luxury, but for 80% of Australians, it is. We're resharing this one because the insights are just as relevant today as when it first aired.
In this episode, join me, Dr Bi Mian, together with Jessica Brady, a maverick financial advisor who sold her award-winning practice to create accessible money programs for the people the traditional system left behind.
Jessica talks about why traditional financial advice now costs up to $8,100 annually, why the "I'm bad with money" mindset is quietly holding women back from building wealth, and why waiting for the perfect time to start is a trap.
If you want quality money education without the hefty price tag of traditional advice, make sure to listen to this episode!
