How do you tell if a deal is ACTUALLY a deal? Look at the properties that have sold in the area and figure out what the property is worth, yourself. Then do the math: figure out your expenses, your costs, what you are putting into the property and what you want to profit. If the numbers don't work out, it's probably not a deal.
