The Spring market in Northern Colorado is tapering off.  While some homes sold quickly and above list price, many more have sat on the market and sold below list price.  This is not great news for sellers but provides opportunities for buyers to find good deals.  Some sellers are motivated to sell in this type of market so they are willing to accept lower offers and may offer money to buyers to pay down the interest rate.  Builders are especially motivated to sell their current inventory and are offering incentives to buyers such as lower mortgage interest rates and price reductions to make homes more affordable to a larger segment of themarket.
