What happens when a two-bedroom house packed with four people, 11 cats, a dog, chickens, and years of accumulated belongings needs to hit the market?
In this episode of Market Ready, Lance Pendleton sits down with veteran Washington real estate agent Cori Whitaker to unpack a listing that looked overwhelming at first, but ultimately became life-changing for the seller.
Cori explains her team's "Refreshed" strategy: taking a tired property and making it clean, neutral, repaired, and truly move-in ready without turning it into a full-scale flip. For this particular seller, roughly $40,000 in improvements helped position the home at a significantly higher list price, attract four offers, and ultimately sell $110,000 over asking. Compared with selling the property as-is, the transformation generated roughly $180,000 in additional value.
Cori also shares how her listing concierge manages vendors, repairs, staging, cleanouts, and other overwhelming parts of preparing a home for sale and how sellers can finance improvements without having the cash upfront.
