home values still ok, 68% of US homes have $70k equity in home to borrow, interest rates at all time low, refinance ok for now

Inventory at 2 months supply, foreclosures at .03% - very low, very few short sales, forbearance – do not pay mortgage will still owe the loan $, investors not buying as much but coming back

MBA mortgage bankers assoc. checks foreclosure rates (like ABX)
