Mortgage forbearance isn't supposed to affect your credit score. The recent Covid19 Act passed by Congress was designed to protect US citizens during our shutdown.
But immediately after recording my most recent Youtube video explaining exactly how to negotiate the process,... mortgage servicers created a loophole in the Act to KILL your credit
According to the CARES Act, your credit score should be protected from impacts as long as you were current when you agreed to forbearance. Unfortunately, mortgage borrowers may be getting tricked.
2.9 million people have already applied for mortgage forbearance - and we aren't even a full 30 days behind on April 1 payments yet;
the actual number of people applying and requesting forbearance may be as high as 7 million over the next 3 months. This sets the stage for devastating credit consequence when it comes time to request a loan modification or loan deferment in the future. Will mortgage forbearance affect your credit?
Even though the CARES act by law states that your credit is protected during a forbearance plan, lenders appear to be adding remarks to customer's credit profiles WHILE reporting customers as current, BUT those remarks are being picked up by reporting agencies - leading to credit scores suffering large declines. Some have reported credit scores dropping as much as 75 points (TransUnion and Experion) by entering into forbearance INSTANTLY. (Updates weekly) Please pass this on to anyone considering or asking for Forbearance. As of early this morning April 21st a new update is showing that servicers are adding/ reporting immediately that a loan is in forbearance... prior to being 30 days late. DO WHATever you can to make the mortgage payment before the 30th of the month!! _________________________________________________________

There are so many things to consider when buying a house... and it gets far more complicated when you ask; "how to buy a house in a new state?" and "How to find a realtor in another state" when planning a move. In this video I talk with fellow realtor Melissa Spittel of Coldwell Banker who is also a native of her city and specialist in helping people get acclimated to her city while searching for their perfect new home. From schools and shopping, travel to work and recreation, transportation and safety issues, and details fo the home... each area has its own nuances that a good realtor will discuss with newcomers.
One of the many perks of belonging to several great social network groups with other realtors throughout the country is the ability to be able to answer the question for my customers "How do I find a Realtor in another state?" I know them and know their work ethic. I hope you find this video of value, and look forward to your thoughts and comments. _________________________________________________________

Considering moving out of Chicago to Tennessee?
Or a move out of state to anywhere USA? This week I'm talking with Kerri Jonikas, realtor with HomeSmart in the Chicago area about tips we've found invaluable for those moving out of State. Kerri and I met through a Realtors group online and have been working closely for quite some time. We both have noticed patterns in our areas and thought this was a great opportunity to discuss.
Nashville,Tn. has so many people moving here from all over the country- it has been said we have 100 people a DAY moving here- and Kerri has seen people are moving out of the Illinois/Chicagoland area to Tennessee in droves. So, that brought us to today's topic of "Tips For Moving Out of State" this year. Are you interested in moving out of state (ANY STATE) and don't know where to start?

What Are The Best Neighborhoods In Nashville?
As a native Nashvillian, I'm often asked... what are your favorite neighborhoods? that is a tall order... as there are so many.
If considering neighborhoods within 10 miles of the heart of the city, as I do here, it is an easy call... Oak Hill, Forest Hills, Green Hills, Belle Meade, Hillwood/West Meade, Richland/Central/West End, and Sylvan Park neighborhoods. The factors that I consider when determining favorite? Safety, convenience, ease of day to day shopping, great schools, transportation , and access to recreation opportunity. I'd love to know if you agree!
