  • One On One with Greg Sher & Mark Hanson

Does this sound like a mortgage loan to you?

The money behind it says no - I say yes.

A homeowner with 20% or more equity in their home gets a lump sum loan from a company they don't have to pay back until they sell their house - a lien is placed on that home for that amount - usually in 2nd position and there are CLTV limits - most are capped at 80%. The homeowner agrees to pay as much as 10% of what the house is worth for that lump sum, PLUS a portion of appreciation at time of sale - can be as high as 18%.

HEI - "Home Equity Investment" is catching fire - and plenty of heat. They follow RESPA - but aren't "loans," according to Mark Hanson, CEO of HomeEquity.Exchange. He says his firm and others like it are "partners in real estate."

A timely vehicle for a struggling population?

Or a loophole meant to exploit homeowners?

    You be the judge.
