Many people that start out in properties try and keep the properties in the areas that are close by, but they lose out on so much potential. So here I discuss what I have been doing to look for properties outside of Birmingham and how I intend to profit from them and how you can profit from nationally located property as well. 

With so many people claiming to be property sourcers, how do you know who to trust and who is compliant? I will go through some questions you can ask and what are the basic requirements to be a compliant property sourcer. 

Todays discussion is all about rent to rent. What it is and what you could possibly do with the property. I will discuss some possible ideas about how you could obtain a rent to rent property and the possible returns you could get depending on what you do with the property. 

What are the different stages of buying a house. It can seem quite daunting when its your first time buying a house, so here I will go through the stages of house buying and what you can expect along the way. As long as you're prepared then there will be less chance of you being gazanged or gazumped. What does this mean, well you'll have to listen to find out. 

When you go out to look for a property you may not always be aware of the kinds of things you should be looking for. There are the obvious things like cracks and damp etc but you must also consider many more before you decide on a property. Here I will go through some of the costs, jargon and what to look out for when viewing a property. 

I will be talking about some of the lessons learnt from the book Never Split the Difference by Chris Voss who is an ex FBI hostage negotiator. There are so many lessons that you can take from someone who has been dealing with people from all sorts of different backgrounds in highly pressurised situations. Here people act irrationally trying whatever they can to get out of the situation.  Asking for everything but don't want to give anything in return. How do you turn the tables and get what you want from these sorts of situations. Chris Voss offers some simple solutions that have worked for him many times and can be used in any situation from your personal life to business. 

Just to give you some words of encouragement to get through Covid-19. Sometimes the questions you ask yourself can change the way you think. Don't think about what others are doing or not doing, we should focus on our self. Use this time to improve and learn new things, I remember a quote that said If you haven't learnt anything new or gained a new skill during this lockdown, then its not time you lack, its discipline. Just think about that for a moment. Is it really time or is it discipline you need? 

A frank discussion with a local landlord looking at the highs and lows of being a landlord. The issues and implications of the laws and how it impacts them in their daily lives as well as with business. Getting their point of view of the industry and nature of the work. Is the law really in favor of the landlord or the tenant? 

Sadly this week's Podcast had to be rearranged in the light of the current pandemic. We were going to launch a 'Mother's Day Special' with our 1st ever guest speaker/interview. However, in the interest of public safety I thought it was better to go solo and not subject myself or my speaker to any unnecessary risk. Therefore you've guessed it!.....This week's topic is about the deadly virus but wait, I'm not going to teach you how to wash your hands but how we as a nation can embrace the whole situation to our advantage. Everyone is talking about it but no one really knows about it. Not even the politicians. They're telling you things that they think may happen but what is happening you can see around you. Just ask your European friends, before its to late, whilst they're still here. Look at businesses around you, whats happening to them. At the same time look at the developments that are going on in the big cities. Its all confusing. I will be talking about certain issues just to get conversations going. Everyone has an opinion, we just have to wait to see the facts as they unfold over time. We are Officially out now and there's no turning back. We have to make this work no matter what.
