One of Dan and Gary's fundamental property building blocks is raising finance and part of that is using other peoples money, so this episode is dedicated to just that.
Using other peoples money is something that a lot of newbies starting out struggle with. Dan and Gary can tell you from personal experience that it is fear that stops you, the fear of the unknown.
Raising private finance is about building solid relationships where you need three key elements: Know, Like and Trust with a fourth hidden element that people forget about and that is time.

Firstly thanks for tuning into our podcast.
We are Dan Hulbert and Gary Sandford and what we share, we practice and can back up the content with over 50 years combined experience in construction and 12 years in property investment and development. Both our journeys started on the tools and progressed our careers in construction management. We were both craving more and wanting to work for ourselves, this separately led to pursue a career in property. We were both travelling down our own B roads and came together to create our very own A road where we are investing, developing and educating others in property and together created the Hulsford property group and Building on Solid Foundations.
We decided it would be a good idea to share this combination of Practical Property experience and Building Knowledge through our podcast. We understand there are a lot of moving parts in property and the world is saturated with theory, but what is needed is practical wisdom and that is exactly what we offer.
Our main focus is working with Local authorities in London to provide them Emergency housing, where we are currently working with 10 different local authorities. We provide quality property on a rent to rent basis and we work with private investors to fund those opportunities. Since June 2020 we have supplied over a 1,000 units and helped over 10,000 people in need of a place to stay and be secure.
