I'm not a big fan of Title Insurance, but that doesn't stop me from demanding it from my borrowers. You see, Title Insurance is like the police or a lawyer, you don't want them around until you really need them! A title policy doesn't cost the lender any money, so why not demand it and provide a layer of safety for your investment?!
