Property Inspections: What You Need to Know

Joey and Scott discuss home inspections as a comprehensive evaluation of a property's condition. It is typically conducted by a licensed home inspector, who will look for any potential problems with the property's structure, systems, and amenities.

There are many reasons why you should get a home inspection before you buy a property. A home inspection can help you to:

  • Identify potential problems with the property.
  • Estimate the cost of repairs.
  • Protect yourself from hidden defects.
  • Make informed decisions about repairs.
  • Negotiate with the seller.
  • Avoid costly surprises.
  • Increase the value of the property.
  • Protect your investment.
  • Avoid legal problems.
  • There are four main types of home inspections:

    • General inspection: The general inspection is an overview of the property and includes a check of the roof, walls, foundation, plumbing, electrical, and HVAC systems. The inspector will look for any obvious problems, such as leaks, cracks, or damage.
    • Termite inspection: A termite inspection is a check for termites and other wood-destroying pests. The inspector will look for signs of termite activity, such as mud tubes, frass (termite droppings), or damaged wood.
    • Sewer line inspection: A sewer line inspection checks for leaks or blockages in the sewer line. The inspector will use a camera to look inside the sewer line and will look for any problems.
    • Roof inspection: A roof inspection is a check for damage to the roof. The inspector will look for leaks, cracks, missing shingles, or other problems.
