  • Tub-to-Shower or Shower-to-Tub? What Really Drives the Cost

Thinking about replacing a tub with a shower, or installing a tub where you currently have a shower?

The finished fixture is only part of the project.

In Episode 15 of Real Talk Remodeling with Merlino Consulting, I walk through a real shower-to-tub conversion and explain some of the work homeowners may never see once the bathroom is finished, including plumbing changes, drain relocation, concrete work, waterproofing, tile repairs, permits, and more.

I also talk about why two contractors can price what sounds like the same bathroom conversion very differently, why matching existing tile can affect the scope, and what to consider before removing the only tub in your home.

The biggest takeaway: don’t compare contractor prices until you understand what each proposal actually includes.

  • The Remodeling Quote Trap: Why the Lowest Bid May Cost You the Most

Before choosing the lowest remodeling bid, make sure you’re actually comparing the same project. In this episode, Pietro Merlino explains how scope, allowances, materials, exclusions, and potential change orders can create major differences between contractor quotes, and why the lowest bid isn’t always the wrong choice.

  • 7 Remodeling Trends You May Regret in 2026

Some of the biggest remodeling trends of 2026 look great in photos, but that doesn’t necessarily mean they’re the right choice for your home.

In this episode of Real Talk Remodeling with Merlino Consulting, Pietro Merlino breaks down seven popular remodeling trends homeowners should think carefully about before committing to them, including open-concept layouts, doorless showers, matte black finishes, open shelving, microcement, all-white and all-gray designs, oversized and double kitchen islands, and pot fillers.

This isn’t about calling these trends bad. Many of them can work extremely well in the right home. The goal is to understand the tradeoffs, how they affect everyday function, and whether you’ll still be happy with the decision years from now.

  • Bathroom Upgrades I Talk My Clients Out Of

A client asked me to rip out his bathtub and ended up with a second bathroom in the same square footage. That project is a good example of what this episode is about.

I'm a construction and remodeling consultant in Southwest Florida, and these are bathroom upgrades I regularly talk clients out of. Not because they can't afford them. Because a bathroom is a small room with a fixed budget, and the money almost always does more somewhere else.

    Covered in this episode:
Freestanding soaking tubs and what they really cost installed.
Relocating plumbing when the layout isn't actually broken.
Steam showers and the vapor tight enclosure nobody budgets for.
Heated floors, and why the answer changes completely by climate zone.
Double vanities in bathrooms that don't have the wall for one.
Statement tile on every surface, and what it does to resale.

Then where that money should go instead: waterproofing, ventilation, lighting, valves, storage, finishes. In that order.

Cost figures cited are 2026 national ranges and will vary by market. Nothing here is a substitute for a licensed contractor or engineer evaluating your specific project.

Planning a bathroom or kitchen remodel and want an expert in your corner before signing anything?

Merlino Consulting helps homeowners navigate remodeling projects with confidence. Services include scope development, plan sets, 3D renderings, proposal reviews, budgeting, project planning, contractor comparisons, permitting support, and ongoing project consulting.

Most importantly, I help ensure the bids you’re comparing are truly based on the same scope of work; so you can make an informed decision and avoid costly surprises.

  • Florida's New Permit Law Has a Clock Nobody's Talking About

Florida's HB 803 took effect July 1, and most of the coverage stopped at one number: no building permit required for single-family work under $7,500.

That's true. It's also the least useful part of the law.

Electrical, plumbing, mechanical, gas and structural work are excluded regardless of cost, and building departments are defining structural broadly enough to include windows, doors, roofing, siding, soffits, railings, pool barriers and elevated decks. Add the flood hazard exclusion and there isn't much left, especially in Southwest Florida.

The provision worth knowing is the one that got almost no coverage. On an existing single-family home with work valued under $15,000, covering structural, electrical, mechanical, plumbing and roofing, the building department now has five business days to respond. Miss the deadline and the permit is approved by law.

There's also a change that stops HOAs from requiring a building permit before they'll review your project.

In Part 2 I go through what the law actually does, what I think of it, the owner-builder exemption and why it traps people, and where hybrid remodeling projects come apart.

Part 1 covers the money side: which parts of your project you should own, which belong to a licensed trade, and what moving that line is worth.

  • What to DIY and What to Hire Out: The Hybrid Remodel That Saves 40% on Labor

Most homeowners think the money in a remodel is the materials. It isn't. Labor is running 40 to 60 percent of a typical 2026 budget, and that's where the savings actually live.

In Part 1 of this two-part series I break down the hybrid remodel: which parts of your project you should own, which ones belong to a licensed trade, and what moving that line is really worth in dollars.

The rule is simple. You own the surfaces. The licensed trades own the systems.

Contractors, this one's for you too. When a client's budget comes up short, offering the split is a third option besides cutting your price or walking away from the job.

Part 2 covers the legal side: Florida's new permit rules under HB 803, the owner-builder trap, and the four ways I watch hybrid projects fall apart.

  • Kitchen Facelift vs Full Remodel: What Actually Pays Off in 2026 | EP 9

You don't need to gut your kitchen to make it feel brand new. In this episode of Real Talk Remodeling, I break down the kitchen facelift, the smarter, faster way to transform your space without the full-remodel price tag.
I'll cover what a facelift actually includes, where your money makes the biggest visual difference, and the traps that turn a quick refresh into a runaway budget. We'll get into cabinet refacing versus replacement, countertops, hardware, paint, and lighting.
Here's what most people miss: a minor kitchen remodel is one of the highest-return projects in the house, recouping roughly 113% of its cost according to the latest Cost vs. Value numbers. I'll also break down what 2026 is doing to pricing, from cabinet import tariffs to the shift back toward warm wood tones.
Florida-friendly but built for homeowners and contractors anywhere. If you're weighing a facelift against a full remodel, this one's for you.
