How to turn a raw land purchase into an ongoing stream of revenueMark's system for investing in land is common sense and simple. He gets information from county assessors or county treasurers regarding raw land properties where back taxes are owed. The owner usually has not emotional attachment to the property, and the fact that they owe taxes means there is some kind of distress related to the property. All of that adds up to motivation to sell.
Mark's formula - which doesn't always work, is to divide the value of the property by 4. That gives him Warren Buffet's "margin of safety" in the investment. If the offer is accepted, he does due diligence on the property, and if everything checks out, he buys it and then sells it in 30 days or less for a 1000% profit. But he's not looking for an all-cash sale, he wants to be the banker for the property to create a passive income stream, and he doesn't have to worry about government regulations because no tenants are involved.
