Maryland landlords, the rules around criminal history screening have officially changed — and continuing to screen applicants the way you did before October 1, 2026 could create a serious compliance problem. Under Maryland’s new Fair Chance Housing Act, certain landlords may now need to evaluate an applicant’s income, credit, rental history, and other lawful qualifications before conducting permitted criminal history screening.
In this episode of Rent Ready Radio, Nichole breaks down what Maryland rental property owners need to know, including who the law applies to, conditional offers of housing, which criminal records may be considered, individualized assessments, applicant reassessment rights, and the written notices landlords may need to provide before collecting an application fee.
If you own or manage rental property in Maryland, now is the time to review your entire tenant screening process — not just your screening criteria.

Why are so many renters staying put—even when they’re unhappy with where they live?
Moving to a new rental can mean higher monthly rent, security deposits, application fees, moving expenses, utility costs, and other upfront expenses. At the same time, high home prices, mortgage rates, insurance, property taxes, and maintenance costs can make the jump from renting to homeownership feel increasingly difficult.
In this episode of Rent Ready Radio, Nichole breaks down why renters may feel financially “trapped,” how longer rental stays can affect housing turnover, and why affordability is more complicated than simply asking whether rents are too high.
We explore:
• Why renters are becoming more reluctant to move
• The true cost of moving to another rental
• Why homeownership can feel increasingly out of reach
• How rental affordability varies by local market
• Why landlord expenses matter when discussing rent prices
• The cost of tenant turnover and vacancy
• Why the highest possible rent may not always produce the best long-term return
• How maintenance, communication, and resident experience can improve tenant retention
• What longer-term renting could mean for the future of the rental housing market
For landlords and property managers, the changing rental market creates an important question: Is maximizing rent always worth the potential cost of losing a good tenant?
For renters, the question may be even harder: What happens when moving costs more, buying feels out of reach, but staying isn’t exactly affordable either?
Whether you’re a renter, landlord, real estate investor, rental property owner, or property manager, this episode offers a closer look at the financial pressures shaping today’s rental housing market—and what they could mean for the future of renting in the United States.

Getting your security deposit back shouldn’t feel like a battle—but for many renters, it does.
In Episode 023 of Rent Ready Radio, we break down one of the most common sources of conflict between tenants and landlords: security deposits. What can a landlord legally deduct? What counts as normal wear and tear versus tenant damage? What should renters do before moving out to protect their deposit? And what happens when a tenant believes money was withheld unfairly?
We’re covering the security deposit process from move-in to move-out, including documentation, property condition, deductions, damage claims, timelines, communication, and common mistakes that can cost tenants money.
Whether you’re a tenant trying to get your security deposit back or a landlord trying to handle deductions fairly and consistently, this episode helps you understand where disputes begin—and how better documentation can help prevent them.

Is Section 8 housing a smart opportunity for landlords—or a rental nightmare? In Episode 022 of Rent Ready Radio, we take a balanced look inside the Section 8 Housing Choice Voucher Program, including how it works, why landlords have such different experiences, and what both property owners and tenants should know.
For some landlords, Section 8 offers government-backed rental assistance, strong rental demand, and the potential for stable occupancy. For others, inspections, paperwork, approval delays, regulations, and maintenance requirements can create real challenges.
🏠 In this episode, we discuss:
How Section 8 and Housing Choice Vouchers work
Pros and cons of Section 8 for landlords
Inspections, requirements, and payment delays
Common Section 8 myths and tenant stereotypes
Tenant screening and lease enforcement
Fair Housing and source-of-income protections
How landlords can reduce risk and set realistic expectations
A housing voucher doesn't determine whether someone will be a good or bad tenant. Successful Section 8 rentals often come down to proper screening, communication, documentation, property maintenance, and understanding the program’s requirements.
Whether you're a landlord, real estate investor, property manager, or tenant, this episode looks beyond the stereotypes to explore the real risks, rewards, and realities of Section 8 housing.
