Critical Missteps in Marketing - Since the market is red hot, it looks "easy" to sell a home to a lot of people. Pick a price, throw up some photos, and stick a sign in the yard. That's all you have to do, right? Well, NO!! Properly preparing your home to put on the market is still an overlooked aspect of getting ready to sell at times. Just because prices are up, doesn't mean that you don't have to do anything to get it ready. Not only that, there are a lot of people who are still preferring to only look at homes in person that look the absolute best online, so taking subpar photos can be a major mistake as well.
Handling Showings - The number of showing requests that are received on homes can be extremely overwhelming. Making sure you have a system in place to track the names and contact information for all of the agents or consumers who want to show or view your home can be a challenge.
Safety Protocols - We're simultaneously in a red hot market AND a global pandemic. Ensuring the proper safety measures are in place is imperative when scheduling out showings and/or hosting an open house
Multiple Offers - Offer expirations, escalation clauses, tax calculations, closing cost allowances - there are several moving parts that go into an offer. Know how to calculate what's the best offer is important, but there are often other terms besides money that need to be considered, as well!
Home Inspections - Once you accept an offer, you're not in the clear, yet. The inspection period is another potential pitfall! Once the inspector prepares a report outlining everything "wrong" with the house, the buyers can start to have second thoughts. The truth is, the inspection report is not really a list of problems as much as it is an informational report on the home. Having an agent with a knowledgeable team of professionals to help negotiate and repair items to the buyer's satisfaction is paramount to holding many deals together.
Transaction Complications - In addition to the inspections, there are a lot of things that have to take place once you're under contract. Understanding all of the things that have to take place, from repairs to appraisals, is what real estate professionals do every day. If you and the buyer are not aware of all the potential delays and issues that can arise, it can lead to undue stress while trying to navigate everything that has to happen. If you're in the process of purchasing another home while this is going on, trying to figure out all of the moving parts can become a nightmare if you're not sure what to do.
