Selling a home can be a long process, and it can get even more complex if you are selling a home that includes tenants.
So what are your responsibilities as an owner? Here are the basic rules according to the Landlord and Tenant board of Ontario
•Landlords can sell their home at any time.
•If the tenant has a lease, they cannot be evicted before the end of their term.
•If the lease is over, a tenant must be given 60 days’ notice to vacate, provided that a buyer has already unconditionally agreed to buy the home.
There are lots of things you can do as an owner to make a sale as smooth as possible. It might be a beneficial plan to help tenants find another place to live before putting the home up for sale.
It takes away the stress of eviction, and the landlord can then fix up their home and make it more presentable to a wider range of potential buyers.
When landlords and tenants understand the rules and co-operate, everyone wins.
