He, as a part of his role within RICS, was recently voted as the number one influencer in PropTech, so it will be very interesting to hear what he has to say I think.

Hello, and welcome to another episode of The Property Voice podcast. My name is Richard Brown and it’s a pleasure to have you join me on the show again today.

As we continue our overview of PropTech, I am joined on the show today by Dan Hughes who is Director of Data & Information Products and PropTech lead to RICS. He, as a part of his role within RICS was recently voted as the number one influencer in PropTech, so it will be very interesting to hear what he has to say I think.

Another illuminating conversation with an industry heavyweight as I’m sure you will agree.

Apart from having a sneak preview for the potential for swipe TVs, let’s quickly pick up the key themes from our discussion.

  1. RICS PropTech page – Dan signposted us to pay a visit to the dedicated page on the RICS website collating all of their PropTech information and resources, including a link to RICS Futures report and content.
  2. PropTech can help us – in what we already do, by making it more efficient and by enabling us to use our property assets in different ways. For example, AI can help to collate and sift through boundless data for us to make better decisions, and advances in technology can turn our bedroom into a superfast business hub.
  3. Technology is not to be feared – we will see change in any event, so let’s embrace the change and discover what’s available and how it can help us. Technology will change certain roles, dividing tasks between different people, places and also through machines, but there will be a place for judgement and decision-making from real people.
  4. It’s all about connectivity – devices talking to one another and built on top of fast broadband connections and wide-coverage mobile phone services. So, its best to keep an eye on the speeds and coverage in your property’s area then I think!
  5. There will be advances in how our buildings are both built and operated – off-site manufacturing that reduces on-site construction and smart devices that take the guesswork out of uncertain site conditions being just two on the build side and lower-cost home automation systems and smart devices helping to conserve energy within our properties on the operation side.
  6. Some trends Dan shared:
    1. Technology prices are plummeting, so trialling new technology is less risky now;
    2. Data is growing at the fastest pace…ever; AI can help us to capture and present it, but making sense of it all will create opportunities for people and businesses;
    3. Connectivity is increasingly important for a productive and enjoyable modern life;
    4. The way we use buildings will start to blur, perhaps with work, home and leisure merging more and more;
    5. People’s jobs will change, which technology can assist with;
    6. RICS and other regulators and standards assessors are often playing catch-up to the technological advances running ahead, but they are alert to and contributing to what is happening to shorten the gap.

      7. Dan’s rally call, worth repeating, is to seek out the change and embrace it, he is very positive about the impact of PropTech onto our lives and within our industry and I found him infectious in his enthusiasm for the subject.
