An Athens court just shut down an Airbnb. The complaint didn't come from the city. It came from downstairs. ⚖️

Decision 2937/2026, Athens Court of First Instance. Greek media are calling it the first ruling of its kind:

➡️ The building manager of a central Athens block filed an injunction against an owner running his flat as a short let
➡️ The court banned the letting because the building's own regulations restricted apartments to residential use
➡️ No blanket ban: where a building's rules are silent, courts will judge case by case on actual nuisance

Read that carefully. This isn't "Airbnb banned in apartment blocks". It's something operators should take more seriously.

The enforcement threat is moving from city hall to the community of owners. Spain already handed neighbours a veto through its Horizontal Property Law reform. Greek courts are now enforcing building constitutions directly.

Your licence can be flawless. Your registration number displayed. And a clause written into the building's rulebook decades ago can still take you offline.

Due diligence just grew a new chapter: read the building regs before you read the revenue projections.
