Take Back Control Of Your Financial Life with Esther O’Brien

Listen Later

Esther O’Brien began as a psychologist working in mental health in Australia, but after becoming a mother, she quickly realised that her career wasn’t allowing her to nurture her growing family.
Hoping to develop a secondary income stream, Esther began to look in the world of property, and after devoting herself to learning all there was to know about this exciting new venture, managed to replace her career salary through property investment in just two years.
Hoping to share her experiences and inspire others to take more control over their financial decisions, Esther now teaches financial education to those wishing to empower themselves, rid themselves of debt, and create their own financially independent lifestyles.
Esther joins Traci today to talk about her journey in business so far, her top advice on how to reclaim your financial life and achieve independence, and how she earned the nickname “Esther The Investor”...

KEY TAKEAWAYS

Esther’s first career in psychology was personally fulfilling, but didn’t allow her the lifestyle she dreamed of. She soon came to realise that there’s more to life than simply working. Taking it upon herself to achieve the life she truly wanted, Esther began to study finance in her spare time, assuring herself that if she applied herself, she could learn how to make herself wealthy and independent.

After reading Robert Kiyosaki’s ‘Rich Dad, Poor Dad’, Esther realised that there was another way of thinking, and that wealth and independence could be hers if she applied her interest in finance, and her determination to succeed.

Esther is a huge believer in trusting the numbers, making sure you do your due diligence, then there’s really nothing to fear. If the figures make sense, then trust them. There’s risk in everything, but by following the numbers, you mitigate that risk in a huge way.

After being approached numerous times in social situations for financial advice, Esther soon began to realise that she had accumulated a very large knowledge base throughout her experiences, and decided to formalise the process of aiding others in their financial lives.

By clearly defining your life goals, you can plot your path to financial independence. This comes back to trusting and following the numbers. How much more money do you need in order to free up some of your valuable time? What does that freedom allow you to do? How much time would you like to save? Most people see their goals as dreams, distant and unattainable, but that’s not the case. Everything is achievable if you have the right strategy.

One of the biggest and most common problems Esther encounters when beginning the process of financial education is that many choose to bury their heads in the sand when it comes to their own finances. People believe that by ignoring a problem it might go away, but we need to take responsibility and face these issues in order to move past them.

Reducing monthly expenses is a good place to start when re-ordering our financial lives. Cutting subscriptions, reducing unnecessary outgoings and expenditure is a good jumping off point, and can free up money each month that can be used to pay down debt or used for investment.

As well as living within our means, we must understand the concept of debt acceleration. If we order our finance agreements (Credit Cards, Loans etc) by highest interest to lowest interest, and then pay the minimum payment on the lower agreements, and as much as possible on the highest until it’s cleared, we reduce our interest payments exponentially and in a shorter period of time.

Overcoming fear and changing your mindset around investment are key factors that often put new investors off at the outset. Many believe that life is all about finding a job, paying bills until retirement and then (hopefully) taking it easy on a pension as a reward. But this view of what life can be is so often perpetuated because people aren’t educated about how life can really be.

Esther’s Top 3 Tips:
Make sure you know your finances inside and out. Put it all in a spreadsheet and get to know your financial life.
Decrease spending wherever you can
Find a way to increase your income or find a secondary income, so that you can begin investing long term.
