Treasure Davis, a top 1% team leader in Colorado, shares how she hires, sets standards, and builds agents who produce.
Most team leaders have a standards problem. A roster full of licensed agents, and one person still doing most of the deals.
Treasure Davis has led a 20+ agent team to the top 1% in Colorado for over two decades. She has 3,500+ transactions and $1 billion in volume since 2005. She is a certified Tom Ferry coach, and she has volunteered for more than ten years teaching home buying classes to military families at Fort Carson.
In this episode, Kristi Jencks sits down with Treasure of the Treasure Davis Team (eXp Realty, Colorado Springs) for a real-talk conversation on what she looks at before she hires, the habits she holds firm on, and how she knows whether an agent will make it long before the numbers show it.
No team? Stay. Treasure's view is that every agent already has one, from the lender to the title company to the inspector. These standards will sharpen a solo business too.
What you'll hear:
• How Treasure's team began by accident, and why you need more opportunities than you can handle before you hire
• The hiring question that settles most decisions: would I use this person to buy or sell my own home?
• The restaurant interview test
• Why her agents are her real clients
• How COVID changed her approach, and why clear is kind
• The daily habits she expects: a coach or mentor, CRM notes, role play, and consistent calls
• How 273 steps per buyer transaction got built, one lesson at a time
• Rapid fire, including the biggest lie about building a team
⚡ Your Take It and Run challenge: Build your non-negotiable list. Write down the standards for yourself or your team, make them visual, and show up to them this week.

There's a seller in your database right now who wants to move, and they're not going to call you first. Not because they don't like you. Because they've been in that house for decades, and nobody's ever shown them what's on the other side.
Today's guest built her business on exactly that person. Dawn Levy is a realtor with Berkshire Hathaway HomeServices Georgia Properties in Roswell, just north of Atlanta, and her downsizing seminar is her bread and butter. One client met her at that seminar and later got multiple offers when Dawn listed their home.
In this episode, Dawn walks through:
Plus the rapid fire round: the thing every downsizer keeps that they should've tossed, the phrase to never use with a downsizing client, and the best piece of business advice Dawn's ever received.

⚡ Your Take It and Run Challenge: Open your database right now. Filter for anyone in a life transition, 15+ years in the home, a two-story with no kids left in it. That list already exists. Send five texts today, starting with the first name on it.
I gave you the instructions, now it's your turn to take it and run!

Can you actually build a real estate business on generosity — without going broke?
Michael Leeson spent years as a missionary, living off faith and other people's generosity. Then he got his real estate license and brought that exact same playbook into his business. Twenty-one closings in one quarter. Zero paid leads. No Zillow, no cold calls, no ad spend.
In this episode, Kristi and Merrill unpack how Michael systematized generosity into a business model that's actually producing — including his Generosity P&L, the Top 100 Rule for managing your database, and how he uses maps and data to grow his sphere with intention. This isn't a feel-good story — it's a system you can steal.
I gave you the instructions; now it's your turn to take it and run!

A 69-year-old agent is on pace to nearly double his production this year — and he's doing it by handing the busywork to AI. In this episode, Kristi Jencks and Kelcie Dowd sit down with Mike Renick, former General Motors global information officer turned top-producing Florida agent, who went all in on Perplexity Computer and rebuilt how his business runs.
Most agents are using AI the wrong way. Mike shows what doing it right actually looks like: real follow-up, real CRM cleanup, real content at scale, and real results ($15M last year, $21M by the end of April this year).
In this episode:
The Take It and Run challenge this week: stop waiting until you understand everything. Pick an AI tool, tell it you're new, and let it teach you. Just get started.

Most agents know they should have tough conversations. Few of them actually do. In this episode, Kristi sits down with Steve LaCrosse, co-team leader of the Ladd Group — one of the top producing teams in central Oregon — to get specific about what those conversations actually sound like and how to have them without damaging the relationship.
Steve spent nearly 15 years as a futures trader before making the jump to real estate in 2015, and that background shows up in everything from how he builds monthly market reports to how he frames a price reduction conversation. His team closed 167 sales last year with an average price point of $1.2M, and the way they operate is worth studying.
In this episode you'll hear Steve break down his exact framework for price reduction conversations, how to deliver news clients don't want to hear, how to set expectations with buyers so they stay anchored to their real motivation, how the Ladd Group uses Thursday team meetings to make tough scripts feel natural, what top teams give you that you can't replicate on your own, and his one non-negotiable piece of advice for any agent who's behind on their numbers right now.
The phrase that stuck with us from this conversation: clear is kind. You'll know exactly what he means by the end.

What does losing 200 pounds have to do with your real estate business? More than you think.
In this episode of the Take It and Run podcast, we sit down with a very special guest — Merrill Jencks — who dropped over 200 pounds, leg presses 540 pounds, and hasn't focused on weight loss for nearly three years. But the number on the scale? That's not the story.
The real story is identity. Mindset. And the narratives we tell ourselves about who we are — in the gym, in marriage, and on the phones.
Merrill gets raw about what it felt like to be disciplined in every area of life except his health, and how he finally stopped lying to himself. He breaks down the all-or-nothing trap (sound familiar?), why perfection killed his progress more than pizza ever did, and the moment Tom Ferry's words about recommitting faster changed everything for him.
Here's what makes this episode land for agents: every principle Merrill shares translates directly to your business. Tracking your workouts = tracking your contacts. Progressive overload at the gym = progressive overload in your pipeline. Consistency over blitzes. Done is Better Than Perfect. Small wins that stack into a new identity.
You'll walk away with:
If you've ever told yourself I'm just not the type of person who… — this episode is for you.
Tactical Takeaways:
Take what you heard today — and run with it.
If this episode gave you an idea you can implement in your business, don’t just listen — take it and run.

Kristi Jencks and Kelcie Dowd sit down with Katie Day, a Texas Realtor, team leader, mentor, and long-time content creator who has built a business around clarity, consistency, and real results.
Katie breaks down what real estate agents should stop doing in their content, why follower count no longer matters, and how niching down creates momentum faster than posting more. What if accountability didn’t feel like pressure
And what if seller reports didn’t take hours to build
In this episode of Take It and Run, Kristi and Kelcie sit down with Derek Caldwell, Team Lead of The Caldwell Group at eXp Realty, to break down how he’s built real accountability systems using automation, trust, and AI.
Derek shares how his team replaced manual reporting, awkward check ins, and CRM overwhelm with weekly scorecards, transparent dashboards, and systems agents actually enjoy using. You’ll hear how empathy drives performance, why non negotiables create freedom, and how AI has become his second brain in operations.
Then Derek pulls back the curtain on North, the AI powered seller report generator he built to solve one of the biggest pain points in real estate. North automatically pulls listing data, social media activity, showing feedback, comps, and market analysis into a clean, branded report sellers actually read. No spreadsheets. No copying data. No guessing.
To make it even better, Derek gave Take It and Run listeners an exclusive offer.
🚨 Use code RUN20 to get 20% off North
You’ll also get a 14 day free trial to test it with your own listings.
