Talking To Estate Agents, And Managing Patience And Expectations

Listen Later

In this episode, Gordon discusses the importance of networking, and the value in communicating effectively with estate agents.

What is the best approach to take when talking to estate agents, and which questions should you be asking? By knowing the best way of communicating with this vital area of property investment, you’ll learn how to maximise the impact they can have on your business.

Plus, how can we ensure that our patience is never tested? By realistic management of our expectations, can we see to it that our goals are always met?

KEY TAKEAWAYS

  • Creating a rapport with estate agents is important, and should be nurtured immediately. Simply chatting and catching up with estate agents in your local area, even on a personal, friendly basis will improve your standing.

  • Personal visits can work better than phone calls. Most communication takes place physically, so a much greater rapport can be created by talking to an estate agent in person.

  • Do they have any properties that have been on the market for quite some time? Identifying properties that aren’t selling quickly may indicate overpricing or a project that requires a lot of work to make suitable. These issues may be ones that you are specialised in dealing with, which will make these “problem properties” a far more attractive deal to you personally.

  • Do you have any properties that are both for sale and to rent? People offering a property up for sale and rent are generally in need of a quick cash flow. Perhaps you can help to install a tenant into the property, or even acquire the rental as a deal to pass on to someone looking to invest in a let.

  • Do you have any empty properties? Vacant properties are generally caused by a seller moving to a new property before their old one is sold. This can mean that the seller is more motivated, and can be open to more creative ways of offloading the property to you.

  • Do you have any seller who keep calling the office for updates? Sellers calling often for progress updates indicates a seller that needs instant movement. Sellers like this are easy to deal with, and will be motivated to make the sale go through quickly.

  • Do you have any properties listed with multiple agents? Again, this will indicate that the owners/sellers have struggled to achieve momentum in their sale. By viewing these properties you can identify issues that the property may have, and it may open up opportunities for creative ways to acquire the property.

  • Setting yourself a realistic timeframe at the beginning of any project will help you to focus your patience levels. If a project is expected to take twelve months, and it does, then this project requires little patience because your goals were clear at the outset. Remember that you only need patience when something takes longer than it should.

  • This outlook on patience can be applied to all areas of life, whether its professionals or personal. By setting realistic expectations up front, we can better manage our patience levels. You can manage this better by taking advice from people who’ve walked the path before you.
