  • I Failed at Real Estate for 10 Years. Here's What Changed.
I failed at real estate for 10 years, and I mean really failed, to the point where I sent my license back to the state and quit the business entirely. In this video, I share my whole story, because I think it can help any agent who's struggling right now. I started at twenty-five in a luxury market where buyers wanted someone far more experienced, floundered for years on low-end, low-volume deals, and then the 2007 crash hit while I had two babies at home. It was a genuinely hard chapter. But I came back older and wiser, decided to treat real estate like a real business, and got a coach who pushed me toward expired listings. I started knocking on doors, then worked up the nerve to cold-call, and everything took off, eventually going from a few million a year in volume to closing well over a hundred homes in a single year. The real lesson: it took me thirteen years because I was doing it alone, without guidance or systems. That's exactly why I built my team, to help agents skip the decade of pain I went through. If any part of my story sounds like yours, and you're an agent in the Margate area, let's talk.

  • Brokerage vs. Team: What Most Agents Get Wrong
If you're a real estate agent, where you plug in might be the most important career decision you make, and most agents don't fully understand the choice. In this video I break down the honest difference between hanging your license at a typical brokerage, where you're largely on your own with a basic tech package and no real coaching, and joining a team like mine, which is built on PLACE. I'll explain what being a PLACE team actually gives you: the best tech products on the market, already integrated and paid for, plus coaching, training, accountability, and corporate-style benefits most teams can't offer. I'll walk through our launch program, a structured twelve weeks for new licensees and eight for experienced agents, that keeps you consistent and doing the daily activities that build a real business, because work works. And I'll explain our two models, leverage and opportunity, and who each one is for. This is still a business that rewards effort, nobody hands you success, but if you're growth-minded and willing to do the work, there's a real pathway here. If you're an agent in the Margate area, let's talk.

  • Why You’re the Bottleneck in Your Own Business
Why can’t you seem to scale your real estate business no matter how hard you work? In this video I get honest about something most team leaders won’t admit: for a long time, the biggest thing capping my business was me. Every agent I brought on came straight to me for everything, and I couldn’t cut the cord. I break down what leverage actually means, why being available for every question is the opposite of it, why most agents hit a ceiling at the exact moment there’s more business than one person can touch, and why you cannot build real leverage alone. If you feel like your whole business runs through you, this is the shift that changes it. If you’re an agent in the Margate area or across South Jersey, let’s talk. (Individual results vary.)

  • What Should You Put in Your Listing Presentation?
Pull up your listing presentation and check the file date. If it hasn't changed since 2023, it's answering questions your sellers stopped asking and skipping the ones they actually walk in with. In this video, I go through what belongs in a listing presentation now that compensation is a conversation instead of a database field, the slide almost no agent has, and how much of your current deck you can cut without losing a thing. Watch my video before your next listing appointment.

  • How Jackie Went From 0 to 22 Home Sales in Year One
Have you ever worked hard to build something in real estate, only to feel like you're stranded on an island with no direction? That's exactly where Jackie was in her first year, an independent agent with no guidance, no sales, and one foot out the door. In this video, I sit down with Jackie to hear how she went from zero transactions to selling 22 homes her first year on the team, and close to 60 in just three years. Her story is honest about how hard the turnaround was and what actually made the difference. Watch my video and see if any of it sounds like where you are right now.

  • How to Build a Real Estate Team, in the Right Order
How do you build a real estate team, and in what order should you actually hire? Every successful agent eventually hits a ceiling where they physically can't do any more business alone, and the only way past it is other people. But most agents never build a team, because the risk feels too big. In this video I walk through exactly how leverage works and the order to hire in: an administrative assistant first to buy your time back, then a transaction coordinator, then a showing assistant who grooms into a buyer's agent, then a listing assistant. I also get honest about the two things that stop most agents cold, the fixed-cost risk on variable income and the time it takes to train and manage people, and the shortcut experienced agents can take by joining a team that's already built it. If you've maxed yourself out and you're wondering what comes next, this one's for you.

  • How Do I Call an Expired Listing for an Appointment?
Are your expired listing calls ending before they even begin? These homeowners have already been through a disappointing process, so a single misstep could cause them to disconnect. Today, I'll show you how a calm, helpful approach can break through their frustration and open the door to a productive conversation. For example, leading with value and asking the right questions often turns guarded sellers into open, willing prospects. Want to learn more? Just check out my video.
