ECONOMICS
- The Federal Reserve cut rates by .25 of a basis point to a target range of 3.75%–4% but mortgage rates went up on Wednesday. When the Fed cuts rates, it may send economic-trouble signals to people. Many perceptive folks will know that lower rates inflates the money supply, thus bringing on fears of inflation…
If investors expect inflation, they may demand higher yields on Treasuries to offset anticipated decreases in the buying power of what is supposed to be paid back at the close of the bond. This pushes up Treasury yields, which in turn increases mortgage rates. Again, if the market anticipates that the Fed’s rate cuts will stimulate inflation, bond yields may rise, driving mortgage rates higher.
Lower Fed rates can stimulate borrowing and spending, potentially increasing inflation. Lenders, anticipating that inflation will erode the value of future mortgage payments, may raise mortgage rates to compensate for the expected loss in purchasing power. This is particularly relevant for fixed-rate mortgages, which are long-term loans sensitive to inflation expectations.
