🏉 At 12, Josh Bartlett missed both the A and B rugby sevens teams and walked away from rugby for almost three years.
By 19, he was playing Super Rugby.
But Josh’s story isn’t just about rugby.
Growing up, he moved schools constantly, struggled academically and says that until around 15, he had never really felt like he was good at anything.
Then one teacher challenged the way he thought about learning.
Josh started putting in the work, saw the results, and became addicted to the process. His academics turned around, rugby took off, and that same mentality eventually helped take him into professional sport.
Now 23, Josh has played Super Rugby with the Chiefs and Western Force and is heading into his next chapter with the Highlanders. Alongside rugby, he’s studying law, has bought his first home and is already thinking seriously about life after professional sport.
In this episode, we talk about missing teams, mentors, discipline, the step up to Super Rugby, finding your point of difference, studying law while playing professionally, money and property, injury, identity, mental health, burnout, learning to switch off and Josh’s plans beyond rugby.
If you’re interested in sport, performance, discipline, personal growth or what actually goes on behind the scenes of professional rugby, there’s plenty in this one.

💰 Think you need a 20% deposit to buy a house? You might be closer than you think.
Andre October from Mortgage IQ returns to The Mile Extra as the first repeat guest, this time breaking down what is actually happening with mortgages, lending and first-home buyers in New Zealand.
Andre explains why banks are competing harder for business, why approval times have shortened, how cashback incentives have increased and why some buyers may be able to get into their first home with as little as a 5% deposit.
In this episode, we talk about KiwiSaver, low-deposit lending, buying with a partner, friend or family member, and why getting proper advice can be worthwhile even if you assume you are years away from being able to buy.
Andre also breaks down what banks hate seeing on an application—from missed payments and excessive short-term debt to gambling transactions and poor spending habits—and explains how seemingly small behaviours can affect the way a lender assesses you.
We also discuss why one bank saying no doesn't necessarily mean the deal is dead, how second-tier lenders can sometimes offer another pathway, and a useful auction strategy that may help buyers seeking pre-approval with a lower deposit.
Finally, Andre explains why being approved to borrow a certain amount doesn't automatically mean you should spend it all—and why your lifestyle, goals, and financial buffer still matter even after the bank has done its assessment.
If you’re interested in buying your first home, refinancing, property, mortgages or understanding how banks actually think, there’s plenty in this one.

💸 More than 30 years ago, Michael Kingsnorth was earning $100 for seven and a half minutes of work as a stripper.
But that is only one chapter in an extraordinary story that includes working as a florist, becoming a bouncer and personal trainer, building businesses and transforming himself from a skinny teenager who couldn’t lift an empty 20-kilogram bar into Mr New Zealand and an international professional bodybuilder.
Michael explains why “everything is hard until it’s not,” how bodybuilding taught him discipline and delayed gratification, and why the journey mattered far more than the trophies—which he eventually threw away.
In this episode, Michael speaks candidly about body dysmorphia, seeing himself as small even at 116 kilograms, the health and financial costs of professional bodybuilding and what happens when an athlete loses the goal that structured their entire life.
We also discuss completing a degree in approximately 12 months, earning less than minimum wage during the first 9 years of his business, nearly losing everything due to property and building problems, and why people should prepare for their next chapter before they need it.
Michael also shares lessons on family, marriage, business, selling your skills, rescuing animals and turning 30 years of bodybuilding experience into his posing-coaching business, Pose Like a King.
If you’re interested in bodybuilding, business, discipline, personal reinvention or what really sits behind an impressive before-and-after photograph, there’s plenty in this one.

😨 Flynn Chisholm jumps from cliffs as high as 40 metres, hitting the water at approximately 105 km/h.
From the outside, @fizzysends can appear almost fearless. But Flynn says that even after jumping several times a week for the past two years, he still regularly stands at the top and admits: “Bro, I’m shitting myself right now.”
Then he jumps anyway.
In this episode, Flynn reveals the reality behind death diving—the preparation, fear, pressure and consequences that people don’t see in a short social-media clip. He shares how one impact permanently damaged the sight in his right eye and describes witnessing another jumper lose consciousness and begin sinking after a failed jump from 22 metres.
Flynn also completed 4,110 pull-ups in approximately 14 hours while attempting to break the New Zealand 24-hour record. To prepare, he trained for up to five hours a day and completed as many as 3,000 pull-ups a week.
We also talk about speed climbing, running from Tauranga to Rotorua with no specific training, building an online following, travelling internationally, working ordinary jobs between adventures, faith, discipline, and the influence of his hardworking family.
If you’re interested in extreme sport, fear, discipline, calculated risk or discovering what sits behind an extraordinary social-media clip, there’s plenty in this one.

⛳ Glyn Delany dedicated his early life to becoming a professional golfer. He represented New Zealand, competed against future major winner Adam Scott and gave up drinking for six years while chasing a place on the PGA Tour.
He didn’t reach the level he dreamed of—but the discipline, resilience and work ethic built through golf helped him create an entirely different career.
After leaving the golf industry, Glyn entered commission-only real estate with a mortgage, a wife and three daughters to support. He earned nothing for nearly four months, once sat in his car for an hour because he was terrified to start door-knocking, and seriously questioned whether he had made the right decision.
Today, Glyn is one of New Zealand’s top-performing real estate agents, with his team selling between 90 and 110 homes a year.
In this episode, we talk about professional sport, why hard work eventually beats talent, playing against Adam Scott, surviving the early years of real estate, the power of silence in negotiation and why consistency matters more than occasional bursts of motivation.
Glyn also shares his thoughts on authenticity, tall-poppy syndrome, buying property young, learning through failure and remembering the people who helped you succeed. We also discuss the annual golf tournament created in memory of his friend Keir Wilkinson, which has raised approximately $290,000 for Nelson Tasman Hospice.
If you’re interested in high performance, professional sport, real estate, negotiation or building a successful career from the ground up, there’s plenty in this one.

🏠 At just 23, Aze and Lani went from living paycheque to paycheque to buying their first home and taking on a full renovation with a $30,000 budget—despite neither of them being a tradie.
What began as a digital scrapbook for their family quickly went viral. Within three weeks, they had gained 30,000 followers, and brand partnerships began helping them transform the house beyond what their original budget could achieve.
In this episode, we talk about using KiwiSaver to buy a first home, refusing to borrow the maximum offered by the bank, renovating on a strict budget and the reality of working full-time while spending nearly every evening at the house.
Aze and Lani also share what they’ve learned from being together since they were 14, getting married at 19, preparing for their first baby, building an online following, handling criticism, and choosing delayed gratification over the easier path.
If you’re interested in first-home ownership, renovation, relationships, budgeting or building something online, there’s plenty in this one.

Rosalie has dedicated much of her life to protecting one of New Zealand’s most endangered species — the yellow-eyed penguin, or hoiho — through her work with Penguin Rescue.
In this conversation, Rosalie and I discuss the dramatic decline in the hoiho population, bird flu, fishing, disease, predators, climate change, conservation, and what ordinary people can actually do to help.
Rosalie also shares her journey from working as a teacher and school principal to dedicating her life to conservation, and what it takes to keep doing meaningful work when there isn’t always money or recognition attached.
If you’re interested in conservation, New Zealand wildlife, purpose, endangered species or people dedicating their lives to something they genuinely care about, there’s plenty in this one.

Daniel has spent more than 15 years building businesses in the supplement industry, importing and distributing some of the biggest international brands across New Zealand.
In this conversation, Daniel and I talk about business, calculated risk, sports betting, the supplement industry, work ethic, sacrifice, and what it takes to keep adapting when markets change.
Daniel also shares some pretty wild stories from the sports betting side of his life — including turning a $500 bet into $25,500, making serious money across NRL and netball markets, and eventually landing a $350,000 win.
We also get into how he used some of those winnings to help fund his business, the importance of taking calculated risks, building around your strengths, sacrificing short-term comfort, and why it’s okay not to follow the normal path.
If you’re interested in business, entrepreneurship, sports betting, risk, supplements, or building something over the long term, there’s plenty in this one.

🏠 Jeremy Field, better known as The No BS Property Guy, joins me for a wide-ranging conversation about property investing, leverage, risk and making better decisions.
In this episode, we discuss why not every rental property is necessarily a good investment, how emotional attachment can affect investment decisions, and why investors need to look objectively at what their equity is actually doing.
Jeremy also explains how leverage can accelerate wealth creation, why your first rental probably shouldn’t be your riskiest investment, and why more established investors are often in a better position to take on higher-risk opportunities.
We also get into cash flow, capital growth, decision-making, the paradox of choice, surrounding yourself with people further ahead than you, and why big goals become easier when you break them down into smaller actions.
A big thank you to Jeremy for sharing his knowledge and experience so openly.
