  • Lampshades!?
    Lampshades by Mitchell Jones Realtor
I want to talk about lampshades today. You know, it's all about the detail, and the attention to detail helps yield top dollar when selling your home. Even though I'm a certified real estate stager, that's not what I do. What I do is I help my sellers sell their homes. I help my buyers find their homes and I help investors find homes. But as a certified real estate stager, I do see that attention to detail when I'm consulting with my clients. Oftentimes when I see lampshades in homes, I see faded lampshades or yellow lampshades. I suggest replacing those. The other thing, and this may sound pesky, but if you're looking at a lampshade and that seam is facing front, it just shows that a seller hasn't taken that attention to detail for an exceptional showing. So for tips like these and more, we wanna help you yield top dollar. I hope that you'll reach out to me for a consult. My number is (951) 805-1451. Mitchell Jones, Coldwell Banker, residential home sales. Hope to hear from you soon. #indiantrailnc #monroenc #waxhaw #coldwellbankerballantyne

  • References!
    References by Mitchell Jones
Hi. Mitchell Jones, Coldwell Banker, residential home sales. Are you considering selling your home? If you are, do you think it's important to secure references when interviewing listing agents? I would say absolutely yes. You should have when you interview a listing agent, you should have that listing agent prepared to give you qualified references for clients they have worked for in the past. That's a telltale sign. Just like when you go to hire somebody, you're gonna run some references, hopefully, to find out a little bit of background how that person operates, how that person is perceived, and especially when selling your home. That's one of the largest financial investments that you're probably gonna make in your life, and it's a huge one and a huge decision to make. So my tip today is ask for references when interviewing listing agents. For tips like these and more, I hope you'll give me a call. Mitchell Jones, Coldwell Banker, residential home sales. • Temperature Control!
Temperature Control by Mitchell Jones Realtor Hi. Mitchell Jones, Coldwell Banker, residential home sales. Well, today I want to talk about temperature control. I showed quite a few properties last weekend and had a blast with my first time homebuyers. We found though that the feedback was far more positive when the temperature in the home was at the ideal setting. Specifically, I would say somewhere around 70 to 75 degrees this time of year. If it's too hot or too warm in that home, it just doesn't lead to a favorable showing. You know, we're we're exceeding temperatures over 100 degrees right now here in Charlotte. And so if I can offer a really good tip today, if you're a seller, please make sure to have your air conditioner on. Make sure that it's functioning well. That should help yield for, positive feedback, following your showings. For tips like these and more, I hope you'll give me a call. Mitchell Jones, Coldwell Banker residential home sales. • Getting Top Home Value
Home Value by Mitchell Jones Hi. Mitchell Jones, Coldwell Banker, residential home sales. You may have seen in some of my past videos I have talked about ways to improve the value of your home and oftentimes really extensive renovations don't yield 100% return when it's time to sell the home, but the goal is to make the home, appear in tip top shape and show great when those buyers start coming through. Did you know according to Realtor magazine the number one upgrade is a steel front door. Studies have shown that that upgrade yields 100% return on the investment. So if you're thinking about maybe sprucing up your home to get it ready for sale, that's really important. Another really important are your house numbers. If you update those house numbers, oftentimes it makes the home look a little modern and more up to date. That's the first impression that buyer gets when they enter your home. For tips like these and more, I hope you'll reach out to me. Mitchell Jones. Nine five one eight zero five one four five one. Hope to hear from you soon.

  • Let the Light Shine In!
Let the Light Shine in with Mitchell Jones Hi. Mitchell Jones, Mitchell Home Sales, Coldwell Banker Realty. In a previous video, I talked about how important it is when someone is selling their home that they just simply replace the burned out light bulbs. That's really important for buyers perception when they enter the home and make their, impressions, first impressions of that home. But also, what about lighting? So many times I've heard when I've gone to show a home, gosh, this house is dark. It's kinda depressing. I need light and bright. And especially when folks ask for a wooded lot or a home that has a lot of trees surrounding it, you have the environment for the home to look a little bit darker than it should. So might I suggest look at that lighting, how the natural lighting has the home set up. So what you wanna do is if you're planning on showing your home, open up those shutters, open up those blinds. And I'm not saying open them up all the way, maybe just tilt them so some bright natural light comes into the home. Makes it for a little bit brighter. Also, low level lighting, people love. It creates just an environment for comfort and home. So, Let the Light Shine In! So for tips like this and more, I hope you'll reach out to me. Let's have a conversation. • Power Wash
Hi, everyone. Mitchell Jones, Coldwell Banker, Mitchell Home Sales. Hey. First impressions are everything. And if you're looking to list your home, you wanna make sure when that buyer pulls up and looks at your home, that everything looks great because that's their first impression and that equates to their perception of value. So I've oftentimes talked about in my videos, what can I do to get my home ready? Well, here's another one to apply toward curb appeal. Use a power washer. You know, when you use a power washer and you wash off the dirt that could be on the siding, the dirt that could be on the driveway, the front walks, it's really, really important. It creates a cleaner look and that could be the first impression in which that buyer makes their decision on your home. So I would say, when in doubt, power wash it out. It's really key to make sure your home is in pristine condition, especially if you're wanting top dollar. For tips like these and more, I hope you'll reach out to me. Mitchell Jones, Mitchell Home Sales, Coldwell Banker Real Estate. My number is (951) 805-1451. Thanks so much. Hope to hear from you soon.  @Mitchellhomesales

  • Furniture Matters
    Furniture Matters.
Hi. Mitchell Jones, Mitchell Home Sales, Coldwell Banker Realty. Have you ever wondered if furniture in your home makes a difference when you're selling your home? Well, absolutely, it does. Recently, I toured a home where they had a precious cat, but the cat had a lot of talent, so to speak, and it scratched up the fabric so badly that threads were hanging from the couch. The other thing I noticed was that the back of the couch was positioned facing us as we walked into the room. So it broke the room up, made the room look smaller, and my biggest suggestion would be to maybe remove that and just put in a couple of chairs to make that room look larger. Open those chairs up so they're facing you as you approach the room. Furniture really does matter. Sometimes it makes sense to invest in new furniture or invest in staging furniture for optimal showings. The goal at the end of the day, if you're thinking of selling your home, is to get top dollar. So for suggestions like these and more, I hope you'll give me a call. Mitchell Jones, Coldwell Banker Realty, Mitchell Home Sales. Nine five one eight zero five one four five one. • Days on Market
Days on Market Hi. Mitchell Jones, Coldwell Banker, Mitchell Home Sales. Today, I wanna provide a market update for Union County in the Charlotte market. You may not be aware, but our days on market have increased from forty two days up to sixty four days. What does that mean? That means it's taking sixty four days from start to finish to sell a home versus forty two. That's an increase of over 50% this time this year versus this time last year. So the bottom line is it's still a seller's market, but sellers are having a tougher time if their home isn't in tip top shape. So I would love to have the opportunity to talk to you about suggestions for a stellar marketing plan and how to yield top dollar for the sale of your home if you're thinking about possibly selling. Mitchell Jones, Coldwell Banker. Nine five one eight zero five one four five one. I hope you'll give me a call. (951) 805-1451.

  • You Are Not Alone
Hi everyone. Mitchell Jones, Mitchell Home Sales, Coldwell Banker Real Estate. Hey. Today my message is you are not alone. If you're thinking about selling your home, oftentimes you need resources. And I pride myself in saying I am a resource specialist. I have the opportunity within my large office of great colleagues, I live in a great neighborhood with a bunch of neighbors, and I also, am involved in a lot of local networking groups. Through all of these organizations and these affiliations, I've been able to accumulate some really great resources. So if you're thinking of listing your home, you might need new flooring, you might need a carpet cleaner, you might need a power washer, you might need a painter, an electrician, a plumber, a landscaper. Boy, the list goes on and on and on, but you wanna get top dollar for your home and taking some key preemptive steps can help yield top dollar and buyers perception of value. So for suggestions like these and more, I hope you'll give me a call. Mitchell Jones, Mitchell Home Sales. Nine five one eight zero five one four five one. Have a great day.
