Upgrade your kitchens and your You can sell a house with good kitchens and good bathrooms with messed up everything else... So when I say updating I'm talking about a totally new kitchen so totally new cabins new countertops new fixtures new

 

Open the space! Now the Kitchen has become the dining room the kitchen has become the living room the kitchen has become the place where you spend time. And so that kind of goes to another one of my I guess tips which would be open up the kitchen. Open those up taking out walls. Figuring out what walls you can move what you can't move. Taking that wall out that you can move to get rid of it move it out of the way put an island in the peninsula  Get an access to outside. Regular or sliding glass door. Use your space

 

Paint. The number one thing to do is painting. That's what people see first and most.   I'm just telling you - when it comes to selling your home- Paint, paint, paint, paint, paint. You have to have symmetry across the whole house. That might mean that all the rooms are a color right.  Some people can't see past bad colors. Color changes the dynamics of the room.  It's amazing what paint can do.

 

Homework and research. If you're looking to sell your house do market research on the area. Find the nicest possible house that sold the last six months then I'm going to find the nicest possible house in the last 12 months. Find those houses and see what they did. What are the unique selling propositions of a house? We are looking at different houses that have sold that are closed. Figure out what that was on that house. You can't get more value out of your house than what your house will yield in the neighborhood that it's in the exact neighborhood that it's in.  You've got to know what those are. Use your realtors use the research that will tell you what that top dollar is.

 

Hardware. To keep it simple in the list of 5, Hardware includes new hinges, knobs, light switches, outlet covers, cabinet hardware, faucets. We will replace every single hinge every single now because people see that that's what grabs them. They just it is what pulls them to you or to the house-So it's clean.
