In her second podcast, Sotheby's Residential Real Estate specialist Farrah Ranjbar says its time to talk sellers down from the cliff: if they're willing to come down.
Sellers who believe they can get the same prices comparable homes fetched in the height of the real estate bubble, Farrah says, are in for a disappointment.
Instead, she advises clients to look at prices from a little further back. While inventory is still limited, houses are selling Farrah advises sellers to look forward instead of back.
"If a seller is being realistic and looking at the offers on the table, it's still a very good number."
Telling a vendor that uncomfortable truth, Farrah admits, can be tough but no agent can change the market. An honest reckoning is what her clients pay her for.
"The only way to make the best decision," she said, "is to know the facts."
