All deals are different and it its and to determine what makes a great financing great, couple things are for sure, don't over leverage, most of the people have lost their properties in the downturn, which will happen sooner or later again and think about your investors, what return you are going provide them and maybe getting a 75% LTV then 80%makes more sense in the particular deal.
